Crescent Beach's Roofing Reality

A Quiet Island Community With Demanding Coastal Conditions

Crescent Beach is an unincorporated community on the southern end of Anastasia Island in St. Johns County — about 12 miles south of St. Augustine, sitting directly on the Atlantic coast between the ocean and the Intracoastal Waterway. It's a small, residential community built around beach access, with a character distinctly quieter than nearby St. Augustine Beach.

What it shares with every other barrier island community we serve is the full weight of Atlantic coastal conditions: salt air that corrodes metal components faster than any inland market, wind loads elevated by barrier island exposure, and horizontal rain during tropical systems that tests flashing and underlayment in ways standard rain never does. The housing stock here skews older — many original beach cottages from the 1950s and 1960s, alongside mid-century and some newer construction.

Permits go through St. Johns County Building Services — the same authority as Ponte Vedra Beach and the rest of St. Johns County. We pull every permit, apply the same seven-step process, and back every installation with our 10-year workmanship warranty. Crescent Beach's small size doesn't mean it gets a smaller standard.

What the Atlantic Does Here

Barrier Island Conditions — No Inland Buffer

Crescent Beach has no inland buffer on its eastern side. Atlantic weather hits the island directly — the same conditions as Amelia Island to the north and more severe than anything facing the Jacksonville beaches. Combined with an older housing stock that has absorbed decades of that exposure, Crescent Beach presents some of the most demanding assessment conditions in our service territory.

We assess every Crescent Beach property as a coastal property first — not as a variation from a standard inland assumption.

Salt Corrosion on All Metal

Decades of salt air exposure on Crescent Beach's older homes has worked on every exposed metal component — flashing at chimneys and wall intersections, drip edge, pipe boot fasteners, ridge cap nails. We assess every metal element on every Crescent Beach assessment and document what we find before quoting any work.

Barrier Island Wind Loading

Anastasia Island's coastal position means higher design wind speeds than mainland St. Johns County. Proper nailing patterns, starter strips at eaves and rakes, and full system installation to Florida coastal code are non-negotiable on every Crescent Beach job.

Deck Condition on Older Cottages

The 1950s and 1960s beach cottages that define much of Crescent Beach often have original board decking with decades of salt-air humidity exposure. Deck condition on these properties varies significantly — we inspect every board after tear-off and document before replacing anything.

Intracoastal Moisture From the West

Crescent Beach is bounded by the Matanzas River (Intracoastal) on its western side, which contributes additional humidity exposure beyond the ocean-side conditions. Properties throughout the community face elevated moisture from both directions.

Crescent Beach's Housing Stock

Beach Cottages to Newer Builds — All Assessed the Same Way

Crescent Beach has a compact but varied housing inventory. Here's how we approach each type.

Original Beach Cottages (1950s–1960s)

Board decking common. Decades of salt exposure on all metal. Most complex assessment process. Full deck inspection mandatory.

Mid-Century Homes (1970s–1980s)

At or past end of original roof lifespan. Salt-related metal wear visible. Ventilation typically undersized.

Post-Hurricane Code Builds (2005+)

Built under stricter Florida wind requirements. Better baseline condition but coastal maintenance still important.

Vacation & Second Homes

Significant vacation home inventory. We coordinate with out-of-area owners and can work with local property managers.

What We Do in Crescent Beach

Every Service. The Same Standard.

Roof Replacement

Full tear-off, board-by-board deck inspection on older cottages, complete system installation to coastal Florida code. St. Johns County permit before work begins. 10-year workmanship warranty at completion.

Roof Repair

Salt-corroded flashing, failed pipe boots, wind-damaged shingles. We find the source and fix it. On older Crescent Beach cottages we assess the surrounding roof condition alongside any repair — sometimes the findings point clearly toward replacement.

Free Roof Assessment

We get on your roof and document everything — with extra attention to salt corrosion on all metal components. Written findings provided. Always free. Vacation homeowners: we can coordinate with your local contact.

Storm Damage Assessment

After Atlantic storms — nor'easters and tropical systems both hit this island directly — we document damage thoroughly. St. Johns County permit required for resulting work.

Roof Ventilation

Coastal humidity makes attic ventilation important even on Crescent Beach's smaller cottages. We assess and address ventilation balance as part of every replacement scope.

Crescent Beach Homeowners Ask

Straight Answers

Yes. Crescent Beach is unincorporated St. Johns County, so all roof replacements and most repairs require a permit through St. Johns County Building Services. We pull every permit before work begins — it's included in your quote. Same process as Ponte Vedra Beach and St. Augustine.

A 1962 Crescent Beach cottage has had over 60 years of Atlantic salt air exposure on every metal component, and likely has original board decking. During our assessment we pay particular attention to all metal and note what we can observe about deck conditions. During tear-off we inspect every board and document with photos before replacing anything. Deck rot and corrosion on metal components are common findings on homes from that era here — we discuss these during the estimate conversation, not on job day.

We work with vacation and second homeowners regularly throughout our coastal service territory. We document every stage with photos, communicate clearly on findings and timeline, and can coordinate access with a local property manager if you have one. The assessment, estimate, and warranty process is the same regardless of whether you're there during the work.

Same county, same permit authority. The difference is exposure and character. Crescent Beach is a smaller, quieter community further south on Anastasia Island with a higher proportion of original beach cottages and direct Atlantic exposure throughout the community. St. Augustine has more housing diversity — from historic downtown to newer master-planned communities like Nocatee. The coastal assessment approach is the same; the housing stock findings differ.

We get on your roof and document shingle condition, all metal components with specific attention to salt corrosion, ventilation, gutters, and deck access points. Written account of findings — no pitch, no pressure. Always free.
