Crescent Beach is an unincorporated community on the southern end of Anastasia Island in St. Johns County — about 12 miles south of St. Augustine, sitting directly on the Atlantic coast between the ocean and the Intracoastal Waterway. It's a small, residential community built around beach access, with a character distinctly quieter than nearby St. Augustine Beach.
What it shares with every other barrier island community we serve is the full weight of Atlantic coastal conditions: salt air that corrodes metal components faster than any inland market, wind loads elevated by barrier island exposure, and horizontal rain during tropical systems that tests flashing and underlayment in ways standard rain never does. The housing stock here skews older — many original beach cottages from the 1950s and 1960s, alongside mid-century and some newer construction.

Barrier Island Conditions — No Inland Buffer
Crescent Beach has no inland buffer on its eastern side. Atlantic weather hits the island directly — the same conditions as Amelia Island to the north and more severe than anything facing the Jacksonville beaches. Combined with an older housing stock that has absorbed decades of that exposure, Crescent Beach presents some of the most demanding assessment conditions in our service territory.

During our assessment we pay particular attention to all metal and note what we can observe about deck conditions. During tear-off we inspect every board and document with photos before replacing anything. Deck rot and corrosion on metal components are common findings on homes from that era here — we discuss these during the estimate conversation, not on job day.
