Water rarely enters
where it shows up.
A ceiling stain is the end of the story, not the beginning. Water travels along decking and framing before it drops, so the entry point is often several feet uphill from the damage you can see. That is why we start on the roof and work back to the stain instead of the other way around.
Once we find it, you get a straight account of what caused it, what it will take to fix, and whether a repair is the right call at all. If the roof is near the end of its life, we say so rather than selling you a patch that buys six months.

Repair
Damage is isolated, the rest of the roof is sound, and the shingles have real life left. A repair restores the system without disturbing what is working.
Replace
Leaks keep coming back, shingles are at the end of their lifespan, or the work area is large enough to trigger Florida's 25% rule. Patching becomes the expensive option.
Leave it alone
Sometimes the roof has five good years left and the right advice is to do nothing yet. You will hear that from us too, at no charge.
Get it looked at
before the next one.
Wind damage is the most common repair call we get in Northeast Florida, and it is also the easiest to miss. A shingle that has been creased still looks fine from the driveway and will let water in at the next heavy rain.
If a storm has been through, we will get up there, document what we find with photos, and tell you plainly whether it needs work. What we will not do is make promises about your insurance carrier.
