Historic District
Pre-20th century and early 20th century construction. Roofing here requires awareness of HARB guidelines for visible materials and design. We document thoroughly and work within preservation requirements. Structural complexity is higher; deck conditions are assessed carefully.
HARB Review May ApplyAnastasia Island
Direct Atlantic coastal exposure — same salt air, elevated wind loads, and storm exposure as our beach communities to the north. Homes here range from 1960s beach cottages to newer construction. Metal component assessment is a priority.
Coastal ExposureSt. Augustine Shores & South
Established suburban neighborhoods primarily from the 1970s through 1990s. Large portion at or approaching end of original roof lifespan. Inland conditions — heat cycling and ventilation are the primary considerations.
Nocatee & Master-Planned Communities
Some of the newest construction in Northeast Florida. Clean deck conditions, newer materials, and modern ventilation standards. Roofs here are generally in good condition but HOA requirements apply in many communities.

Coastal ExposureAmerica's Oldest City Deserves a Careful Hand
The St. Augustine Historic District is a federally designated area with its own review process through the Historic Architectural Review Board (HARB). For properties within this district, any visible change to the exterior — including roofing materials — may require review before work begins.
This doesn't mean you can't replace your roof. It means the process is more involved than a standard residential replacement. We document thoroughly, work within the applicable requirements, and can assist with the documentation needed for review submissions.
HARB Review Process
For properties within the designated historic district, roofing projects that change visible materials may require a Certificate of Appropriateness from HARB before a building permit is issued. We identify this requirement during our assessment and factor it into your timeline.
Material Compatibility
Historic properties may have specific requirements around roofing material type, color, and profile to maintain visual compatibility with the historic streetscape. We discuss material options that meet both your needs and any applicable review criteria before finalizing your estimate.
Structural Complexity
Older historic structures often have more complex rooflines — multiple intersecting pitches, dormers, original wood decking that predates modern standards. Our deck inspection is especially thorough on these properties. We document everything before we replace anything.
